Complaint to the building manager (condominium)

Letter from a co-owner to the building manager (syndic) demanding the convening of a general meeting, transmission of the accounts or contesting a decision. Refers to article 3.86 of the Belgian Civil Code (new property law, 2020).

Good to know: The Justice of the Peace has jurisdiction over condominium disputes (art. 591, 14° of the Judicial Code). Proceedings are generally preceded by an attempt at conciliation. Keep the receipt of the registered mail — mandatory evidence to bring the matter before the judge.

I ask you to provide a written and reasoned response within 30 calendar days. Failing this, I reserve the right to bring the matter before the Justice of the Peace to judicially obtain the requested documents or convening of the meeting, as well as an order for costs.
