Things to remember before signing
- Max debt ratio ~33 % of your net monthly income (Belgian banks norm). Beyond, refused except with strong guarantees.
- Minimum down payment 10-20 % required almost everywhere since 2020 (NBB prudential norm). 100 % financing has become rare.
- Outstanding balance insurance quasi-mandatory (the bank requires it). Cost: ~ €5 to €15 per month for €100,000 depending on age and health.
- Fixed vs variable rate: fixed is protective but often 0.3-0.7 % more expensive. For a loan > 15 years, fixed is recommended as long as rates aren't abnormally low.
- Compare 3-4 banks: gaps often reach 0.5 %, i.e. €10,000-20,000 over 25 years for a €250,000 loan. Make competition work for you.
