In Belgium, buying an existing property adds 10 to 15 % to the price on average in fees: notary fees, registration duties and disbursements. Here's a precise estimate based on your situation.

Breakdown of fees

1. Notary fees

Decreasing scale set by royal decree — identical at all Belgian notaries. You cannot negotiate this part. 21 % VAT is added.

2. Registration duties

Regional tax, the largest item (12.5 % standard in Brussels, 3 % in Flanders for own residence). See the dedicated calculator.

3. Disbursements and administrative fees

Mortgage searches, cadastral extracts, registration fees, urban planning checks. Average flat fee: ~€1,800. Varies depending on the file.

New property: replace the duties with 21 % VAT on the ex-VAT price. This calculator only covers existing property.
